Secretary report: minutes from the July 18, 2026 owners meeting were read by the secretary, with reminder that the monthly owners meeting minutes be published at this Greenlawn Village Condo Owners website; Motion to approve minute as read (Lee Foster); seconded; carried.

Treasurer Report: Balances were reported by treasurer, Pam Upper, in the following accounts as of July 31, 2026: General Operating Acct; New Plants acct;  five-year Capital Reserve STUDY acct; Reserve acct. A complete copy of the treasures rept. For July 2026 report is filed with these minutes.

Member-at-Large Report: none available due to absence of Bob Gage

Maintenance Matters: Herman Schiller has prepared a book of each house and building address in which he wishes to list the location of the shutoff valve to the waterline for the residence. Please bring your information to him or be prepared with that information when he contacts you.

Social Committee Report: Final reminder of the Annual summer Picnic tonight at the party barn, 5:30 p.m. All are invited to attend and to share a favorite summer-season side dish or dessert.

Old Business: Notice given that A-1 Able pest service will be removing a hornet’s nest in a village tree; report to Herman any evidence you notice of hornets building a nest in your neighborhood.

President’s comments:  Espinosa, our roofing company, is has been tied up with higher priority project demands due to the storm damage of recent weeks; still hopes to replace one or more roofs yet this year; b) regarding trees on our property, Turner Dr. E. has 2 maple trees that were planted by owner in violation of administrative rules designation of no trees planted by owners. If you have a tree within the 3-foot perimeter around your house, be watchful about how close it is to the foundation of your house. You may be responsible for costs of repair work; c) We have notice that tree branches entangled in the overhead lines along the Manhattan Boulevard corridor will be assessed by the service provider(s), who will address what work is necessary to keep everything functioning properly; (d) President is reviewing average monthly balances of our funds this year and working on plans for budget in 2027; pleased about the total July total balance in the accts. Reviewed in the treasurer’s report given earlier in the meeting.
