Call to order: 10 a.m., Herman Schiller, vice president.
Secretary report: Minutes from the June 20, 2026, were read by Joan Alexander. Motion to approve; seconded; carried.
Treasurer Report: Pam Upper reported that after financial records were audited at the end of June, the Board shifted all Greenlawn Village Condo Assn. financial accounts from PNC bank to West Banco, where our accounts will receive some interest on balances on hand at month’s end.
Member-at-Large Report: audit committee: The Association’s financial records for January 1—June 30, 2026 were audited after the books were closed on June 30. Bob Gates and Joe Weigandt served as the audit committee to detect and correct any errors (which were only a dollar or two, or less) to bring Greenlawn Village financial books into 100% alignment with the banking statements.
Balances in the following accounts were presented by the treasurer, Pam Upper as of June 30, 2026: General Operating Acct; New Plants acct; five-year Reserve STUDY acct; Reserve acct. A complete copy of the financial report, as presented, is filed with these minutes.
Maintenance report: Herman Schiller referenced recent maintenance on the Party Barn roof, etc.; noted the sewer plant has been running well in this season of light rainfall; commented on the multiple requests for help with assorted species of bees, hornets, and wasps building nests in odd places: beneath a mailbox, in eaves, in the ground with a small tunnel to access the underground nest. Maintenance request forms are to be available at every Owners meeting. Fill in the form with the information it requests and deliver it to a board member. If your problem is with invasive insects, name the kind of insect you see, and include on your maintenance form the direction you see flying from or to.
If a unit has peeling paint on the railing, that is also a seasonal maintenance issue to report.
Social Committee: Social Committee chairwoman, Cheryl Vermillion, chose to highlight the schedule of many weekly games played at the Barn; also the monthly book club schedule, along with the monthly coffee hour and other options for socializing among neighbors
From the President: July is to be the month for electing two board members, each to a term of two years. There being no nominees to present for election, Mike Bates offered the motion to elect Joe Weigandt and Joan Alexander as those two officers by acclamation, to serve July 18, 2026 through to the Owners meeting of July 2028; seconded, carried unanimously.
President is presently conferring with Board members about the contracted services (e.g., lawn maintenance, daily testing of our water quality), replacement of pump at sewer (referenced in June minutes), concrete, as examples of the range of maintenance costs that are accruing each month. From such data he is working to develop a budget proposal for 2027. There is intent to replace several more roofs this season, but the weather has been too hot in recent weeks for that work to happen. Board and all owners need know where the main water shut-off valve for their unit is located in case of an emergency. Please work with the people who are trying to get that information for each unit . . . it would be expensive to hire a service to do this detective work.
When all roofs that are due for replacement by sometime in 2028 are replaced per present covenant mandate the Board is planning to come to owners with the question about whether to keep the roofs as part of our common ownership. The Association has to begin budgeting for a huge round of roofs that will be due for regular replacement (per typical insurer requirements) around 2042, unless 75% of owners vote to remove that regulation from Greenlawn Village Condo Assn. bylaws. If 34 owners vote to keep the roof replacement costs as part of our regular Assn. expenses, our quarterly fees will have to be raised soon with that long-range and large cost in mind.
